Building Automation Specialist

Summary:

Under general supervision of the Facilities Manager the Building Automation Specialist works closely with Department Directors Clinical Managers Design Team and Safety Manager to ensure the appropriate installation evaluation timely maintenance repair and modification of pneumatic and digital building controls alarms and related building control sub-systems.

Responsibilities:

Oversees the preventative maintenance repair and quality performance of both critical and non-critical building control systems of diverse vendors such as but not limited to Honeywell Landis & Gyr Siemens Simplex Johnson Controls and Huntington Controls.


Programs repairs tests and maintains alarm systems complex digital control relays and operators circuit boards pneumatic control devices and control air systems computers and operating software and all supporting systems.


Coordinates outside service vendor activities in to ensure peak performance and cost-efficient repairs of critical service systems.


Coordinates activities with all departments as necessary to ensure quality performance and operational safety of control devices and alarms.


Works with the Design Team and Director of Facilities Management on capital improvement additions and renovations for needs evaluation acquisition and review of installation process. Performs and/or leads the proper actions to make safe all controls and alarms prior to commencement of any project work.


Provides input into the development of operational and capital equipment maintenance budgeting.


Conducts in-house cross training for electrical and HVAC personnel in the maintenance and operation as directed. Evaluates and recommends maintenance training and service tools to properly maintain the equipment and supporting systems.


Assures work areas and equipment are maintained in a safe orderly manner and those safe practices are applied in all activities of employees assigned. Maintains quality assurance and environmental and infection control in accordance with established hospital department policies procedures and objectives.


Regularly performs all duties of a Building Control System Specialist in a safe and professional manner and in accordance with established Miriam Hospital Facilities Management Department Policy.


Must have a good driving record and meet and maintain the appropriate valid driver license in order to operate motor vehicles as required by Federal Motor Carrier Safety Regulations and the Fleet Risk Control Policy and Procedures.


Participates in the department on-call system to provide around the clock coverage for the Hospital.


May assist in general department activities as needed including; construction and flood or fire emergencies.


Performs other duties as required.


SKILLS AND ABILITIES:


Analytical ability to plan schedule and coordinate work projects.


Intermediate computer skills with ability to navigate the Microsoft Office Suite of programs the internet and maintenance management software.

BASIC KNOWLEDGE:


Associates degree in electronics engineering or related academic program or the equivalent completion of specialized factory training programs with extensive experience in repair and maintenance of diversified building control systems and equipment.


Thorough knowledge of electrical electronic and mechanical principles including mathematical skills is essential to the job. Must be proficient in Seimens PPCL Metasys extended architecture JCI controller configuration tool and JCI server configuration tool as well as having a solid knowledge of system integration concepts.


Thorough knowledge of building control infrastructure wiring CAT cabling fiber optics and demonstrated experience with bandwidth communication topology.


Ability to comprehend electrical and basic mechanical drawings including but not limited to timing diagrams logic diagrams circuit diagrams and mechanical assembly drawings for mechanical part location and identification information.


High level analytical skills to troubleshoot and diagnose problems with controls alarms and operating systems in order to effect repairs in a timely manner.


Ability to use complex diagnostic equipment and computer-based diagnostic software to troubleshoot and correct system malfunctions. Experience utilizing computer assisted maintenance management programs to document all service activities.


EXPERIENCE:


At least five years of specialized experience in the evaluation installation maintenance repair and modification of pneumatic and digital building controls alarm systems and electronic building control supporting systems preferably in a health care setting.


WORK ENVIRONMENT AND PHYSICAL REQUIREMENTS:


Will work throughout the hospital including but not limited to patient rooms treatment areas common areas labs hazardous material storage areas and rooftops where safety of patients and visitors must be considered. May work at off-site locations in equipment rooms and in restricted spaces. May be exposed to extreme cold or high heat conditions dust dirt synthetic oils cleaning materials and aerosols. Observing strict safety precautions and careful monitoring of exposure minimizes potential safety hazards. Prolonged standing walking bending occasional pushing pulling and lifting. Ability to climb ladders. Respirator fitness test required for OSHA personnel protection standards.


SUPERVISORY RESPONSIBILITY:


No direct supervision but coordinates the work flow of the HVAC team and provides guidance and training to other facilities staff on basic HVAC controls function.
